Why Private “Hard Equity” Financing?
In today’s volatile market, financial institutions are just too confined with guidelines and are not in any position to lend on “niche” projects or to individuals with less then perfect credit or qualifications. Private lenders are much more concerned with the value of the asset being collateralized than the credit-worthiness and debt-ratios of the borrower. There is a price to pay for this of course; these private lending firms are in this “risky” lending arena to make money. They have millions, and are willing to lend based on collateral and future value because they know there is a very good return on that money by doing so. Rates are often in the range of 8 to16%, but this is to be expected given the risk that they are willing to take with their own money.

Why use an intermediary like us for private or hard-equity?
Most importantly, because we have an ongoing business relationship with these entities, it’s taken us years to identify and develop a trusted relationship with these wealthy individuals and investment groups. Private lenders and hedge funds are not on every street corner like a bank and they do not advertise to the masses. That's what we are paid to do, taking your application, assessing your property and shopping that deal to investors who are ready to write the check.

Each of these private funds has a different appetite for different types of properties, situations, etc… For instance, some of our investors like primary residences better than investment properties and some prefer commercial buildings, or cash-flowing rental properties at a low loan to value.
